General Terms and Conditions for Booking Spaces at 4281 Blvd St-Laurent
1. Introduction
By booking a space at 4281 Blvd St-Laurent, Montreal, Quebec, the client agrees to the following terms and conditions. Ralia Acquisitions Inc. ("Ralia Acquisitions") is the primary operator of the premises, with specific spaces managed by its affiliated entities.
2. Space Management and Responsibilities
Private Event Space: Managed by Les Connections Ralia Inc., responsible for event operations, safety, and security.
Café and Restaurant: Operated by Café Cass Inc., responsible for daily food and beverage services.
Podcast Rooms & Short-Term Rental Apartments: Managed solely by Ralia Acquisitions Inc.
3. Client Responsibilities
Clients booking any space within the premises are fully responsible for:
The behaviour and conduct of their guests.
Any damages, disruptions, or liabilities caused during the event or rental period.
Ensuring any third-party service providers they hire (e.g., caterers, decorators, entertainers) comply with the venue's policies and safety regulations.
4. Code of Conduct and Compliance
All clients and their guests must adhere to the venue’s Code of Conduct, which will be provided upon booking. Failure to comply may result in penalties, event cancellation, or removal from the premises.
5. Event Safety and Security
Les Connections Ralia Inc. oversees safety and security for private events.
Clients must follow all safety protocols and emergency procedures outlined by the venue.
Security personnel may be required for certain events at the client’s expense.
6. Booking and Payment Policies
A deposit is required to secure a booking.
Full payment must be made before the event date, as per the provided invoice.
Cancellations and rescheduling are subject to the venue’s cancellation policy, which will be detailed in the booking agreement.
7. Legal and Regulatory Compliance
All bookings and operations within the venue are subject to Quebec Government regulations. Clients must ensure their event activities comply with local laws, including licensing requirements where applicable.
8. Liability and Damages
Ralia Acquisitions Inc. and its affiliates are not liable for any injuries, losses, or damages incurred by the client, guests, or third-party vendors.
Clients will be charged for any damages to the venue caused during their rental period.
9. Amendments and Modifications
Ralia Acquisitions Inc. reserves the right to update these terms and conditions at any time. Clients will be notified of any changes applicable to their bookings.
By signing the rental agreement, the client acknowledges and agrees to these terms and conditions.
Terms and Conditions for Rental of the Content Creation Rooms
Rental Room Rental Inclusions
Connections Ralia shall rent to the Client for the purpose of the office work or podcasting and for the duration purchased. The rental shall take place on the second floor level located at 4281 Blvd St-Laurent, Montreal, Quebec and give access to a 300 square foot space in apartment “L” or “R” as indicated on the booking reservation.
The rental additionally includes:
1 media room
1 50" tv
1 washroom
1 bedroom / office
Security system, including 1 entrance camera and securely locked exterior and interior entrances
High speed internet
Chairs and tables for sitting 4-5 people
Not Included, but available at request:
Audio tech support
Kitchen dishware and equipment
Usage of the shower in the bathroom
Cleaning add on: $45/h for usage of the kitchen and shower. If the shower and kitchen are used a $45 fee will automatically be charged on the client’s credit card for the additional cleaning service.

Payment Schedule
On Reservation: Full payment is required to reserve the venue, payable online. The reservation is not confirmed until payment is received.
Security Deposit. Connections Ralia requires a credit card on file at the signing of the contract. This credit card will be charged for any damages that may occur or any additional cleaning required above normal. A walk through before and after the event will be done to ensure that nothing is damaged.
Final Payment. A final payment will be applied if extra hours are used or if the kitchen and / or shower has been used.
Base Rental Fees
Base rental fees include the cleaning fee, and the admin fee.
Overtime Fees
If the event exceeds the agreed-upon booking time, additional fees may apply. Overtime rates will be charged per hour or part thereof, based on the venue’s standard hourly rate.
Cancellation
The reservation of the total rental is non-refundable in the event of complete cancellation. Because dates are typically booked out months in advance, cancelling often leaves us with a loss in booking that we are sometimes unable to fill. This retainer helps alleviate some of that income loss (though not all) due to client cancellation.
In the event of a major unpredictable event the event will be rescheduled without charge within a 9 month timeframe.
Audio Tech Services
You are given priority access to our audio tech support consultants. For a fee, they will guide:

Podcast editing
Podcast publishing
Access to the space
All setup must take place within the designated timeframe booked by the client. If there is an event prior to yours there will be a cleaning staff on-site to quickly clean. The client is responsible for checking in and handling any items brought into the venue by other companies.
Limited storage is available upon request. We are not responsible for any lost/stolen/damaged rental items. In the event that the premises are damaged by a supplier the client has hired directly, the client will be responsible for any repair costs that may be incurred.
The Client, their guests, invitees and contractors must vacate the premises by the end of the rental period or extra fees may apply.
Rental Spaces Condition & Clean Up
We will provide the rooms in a clean and ready condition for the client’s event. The client must agree to return the venue in the same condition immediately following the event. The venue manager will conduct a walkthrough before and after the event to ensure the venue is left in good condition. Any damages or excessive mess will result in additional charges.
Our Commitment to Reduce our Carbon Footprint, Disposable Waste Disclaimer
We are committed to promoting sustainability by actively reducing waste and minimizing our carbon footprint. Our rental space implements waste management support, ensuring we strongly discourage single use items, we implement best recycling practices, and composting. Additionally, we strive to minimize energy and water usage through the use of energy-efficient appliances, low-flow water fixtures, and food waste management. By choosing our venue, you are supporting a greener, more sustainable future.
Garbage fee above normal
Client is responsible for the cost of removing the quantity of all trash, composting and recyclables beyond what fits in our garbage bins. Our team can take care of the excess waste for a fee.
Noise / Music
We encourage music and celebration. However, please be aware that residential noise regulations do apply. In the event that renter’s event creates a disturbance due to high noise volume, the onsite staff has full authority to ask the renter to turn the entertainment down and/or off. If repeated disturbances are reported, we reserve the right to remove the client from the premises.
Conduct
There is absolutely no drug use or smoking of any kind tolerated on premises or within 30 feet of the building including loitering or congregating outside on the sidewalk at any time during the event. Disparaging remarks or any type of physical violence will not be tolerated and will be cause for immediate expulsion. Renter and guests shall use the premises in a considerate manner at all times. During underage events, such as youth parties, we prefer that underage individuals do not have in and out privileges. Conduct deemed disorderly at the sole discretion of our staff and shall be grounds for immediate expulsion from the premises and conclusion of the rental period. In such cases No refund of the event costs shall be made.
Damages, Repair Costs & Extraordinary Cleaning Costs
The entire space will be provided in a clean condition and the space should be returned to a clean condition immediately following the rental period. A final walk- through is done by the Manager at the close of your event.
The Client shall be responsible for any damages (including, but not limited to, property damage and personal injury) suffered or incurred by the company or any employee, guest, invitee or contractor of the company caused by the Client or any guest, invitee or contractor of the Client. The Client agrees to indemnify and hold harmless the company, its affiliates, their employees, contractors, directors, and officers from all actions, costs, claims, losses, expenses and/or damages, including reasonable attorney's fees, arising out of or resulting from the Client's use of the services and facilities of the company unless the same are due to the negligence or misconduct of any of the Indemnities. The Client shall be fully liable for any costs incurred by the company to repair any damage caused to the building, and replace any property in the building that is damaged, stolen or vandalized as a result of the Client's use of the premises, including, but not limited to, the willful or negligent acts or omissions of the Client's guests, invitees or contractors.
Emergency Protocols
In the event of an emergency, our staff will follow all safety protocols to ensure the safety and well-being of all guests. The Client agrees to cooperate fully with any instructions given during an emergency.
Insurance
The company holds insurance for liability and damage that is our responsibility but we encourage our renters to have their own insurance as needed for their usage.
